What the roof space tells you before you buy
The least glamorous part of an inspection and often the most useful.
In short: Water staining above the ceiling is the honest record of a leak that has been painted over below.

The roof space carries the evidence of past leaks that has been covered up in the rooms beneath it.

Staining to the ceiling structure indicating water intrusion, with no visible sign of it from inside the house.
Broken tiles as the source
Cracked and broken roof tiles are among the most common pre-purchase findings around here and are the usual explanation for what the roof space shows.
When we cannot enter
Where a hatch is absent, obstructed by ductwork or unsafe to access, the report says the space was not inspected and why.
What it changes for a buyer
It moves a repair from unknown to quantified, which is worth having before the cooling off period ends rather than after.
